Our Services

Please find below our services for all Landlords seeking a full management or tenant find only service:

  • We offer a management or tenant find service, for both services all of the below are included
  • During our initial visit for valuations purposes, in addition to advising on the best rental value we can also provide advice on how to maximise the appearance of the property to generate the best rental return.  During this visit information regarding electrical and gas safety will be provided if required.
  • We have qualified Energy Assessors who are able to produce Energy Performance Certificates on your behalf, please note that this is something that must be available for any prospective tenant as soon as the property is on the market. This is not an annual requirement, EPCs for rental properties last for ten years.
  • Once instructed, we prepare a colour, in depth detail which is circulated to our vast list of registered, suitable applicants. In addition, we promote the property through our own website, Find a Property and Prime Location together with our advertising campaign within the local press.
  • We always accompany viewings. Viewings can be arranged at most times including weekends and evenings.
  • Once a suitable tenant is found comprehensive referencing is undertaken to include, landlord, personal and financial references. It is vital that every care is taken to ensure that tenants are in a position to fulfill their financial obligations throughout the tenancy.
  • We prepare our own Inventory of Contents and Schedule of Condition prior to the commencement of any tenancy. Tenants are given two copies on the date that the tenancy starts and are asked to return a signed, dated copy to us within seven days of the commencement of the tenancy.
  • We prepare our own Tenancy Agreements, in line with current legislation.
  • Part of our start up procedure when a new tenancy starts includes the notification of all relevant utility companies of the outgoing/incoming occupant including meter readings. We also inform the relevant local authority.
  • At the end of the tenancy we use the copy of the inventory signed by the tenants at the commencement of the tenancy to undertake a termination check. This ensures that the property is left in good order before organising the return of the deposit to the tenants. Again we notify all relevant utility companies of the outgoing/incoming occupant including meter readings. We also inform the relevant local authority.

As part of the management service we also include:

  • The collection of rent on behalf of the landlord
  • Production of a monthly/quarterly management statement
  • An inspection of the premises on regular basis
  • Organise the annual renewal of the LGSC if required
  • A written inspection report to Landlord
  • As we are the first point of contact for tenants during the tenancy we also arrange repairs and maintenance at a level agreed with the landlord at the start of the tenancy.
  • We have a large bank of reliable contractors available 24 hours a day, 7 days a week.

As part of the tenant find service we also include:

  • The collection of the first months rental
  • The registration of the deposit
  • Processing the standing order to ensure smooth monthly payments direct to the landlord
  • Contact with landlords prior to renewing the tenancy and the issuing of any relevant paperwork
