Information for all Tenants

  • The Letting Company understand that many of you prefer to carry out viewings after work or at weekends, therefore our flexible opening hours cater for this.
  • Following an accompanied viewing, the next step to secure a property is to pay a securing fee to The Letting Company and this will be in the sum of 50% of the agreed rental figure. This sum is offset against the initial invoice at the commencement of the tenancy but please note that this payment is non refundable should your references prove to be unsatisfactory or you withdraw from the proposed tenancy.
  • In addition referencing fees (for any tenant over 18 years of age including any required Guarantor) in the sum of £45 per applicant are payable in advance. Again, this fee is non refundable.
    References will normally include credit checks, current employment details, previous Landlord/Letting Agents references and, if self employed, accounts and income details for the past three years.
  • The Letting Company charges an administration fee for every tenancy, not tenant, this is in the sum of £120 per tenancy.
  • Before the tenancy commences, we will require a deposit representing one months rent plus £175. The deposit is lodged with the DPS on behalf of the Landlord and with no interest payable to either party. The purpose of the deposit is to cover any loss or damage that may arise to the Landlord's property, during the tenancy.
  • The first month's rent is payable in advance with all future payments payable by standing order.
  • Rents are normally exclusive of council tax, utility charges and any telephone service. 
  • At the commencement of any tenancy The Letting Company will notify the utility companies and Local Authority and provide them with meter readings and start dates. Similarly, at the end of the tenancy meter readings and termination dates are provided to the utility companies and Local Authorities.
  • The Letting Company is committed to ensuring that your privacy is protected. When you register with our website, in order to respond to your requirements we will need to know your name, address, e-mail address and contact telephone number. This information will not be passed to any third party.
